Living in Southwest Las Vegas
Southwest Las Vegas is our home base. Our office is on Spanish Ridge Avenue, and it's the part of the valley we know street by street. When people ask what the southwest is like, the short answer is space for the money. Most homes here sit on about a quarter-acre lot, many communities are gated, and the shopping and local casinos you need are close by, so you rarely have to drive to the Strip for anything.
As of September 2026, single-family homes in the southwest started from about $350,000. That's a big part of why so many buyers look here first.

Southwest Las Vegas neighborhoods and communities
The southwest is not one neighborhood. It is a string of communities with very different characters:
- Rhodes Ranch is a guard-gated golf community of more than 2,700 homes with a 37,000-square-foot clubhouse, pools, a fitness center and weekly classes.
- Spanish Trail is a guard-gated golf community of more than 1,200 homes around Spanish Trail Country Club, near Tropicana and Rainbow.
- Mountain's Edge is a master-planned community from the early 2000s, closer to the mountains, with parks, jogging trails and mountain views.
- Southern Highlands is a master-planned golf community near the I-15, with homes into the millions.
- Spring Valley is more established, with homes from the 1970s and 1980s as well as newer 2000s homes.
- Enterprise is the unincorporated town that includes Mountain's Edge and Southern Highlands.
Southwest Las Vegas homes and what to expect
Most southwest homes were built in the 1990s. You'll find both one-story and two-story homes, typically with three bedrooms and a two-car garage. Most sit on about a quarter-acre, and a smaller share are on half-acre or one-acre lots.
Many communities are gated without a guard. The guard-gated exceptions are the golf-course communities at Rhodes Ranch and Spanish Trail.
A home built in the 1990s can look great and still need attention to its roof, air conditioning or water heater. That's one reason we suggest sellers get a pre-listing inspection, and why buyers should use their due diligence period, usually 10 days in Nevada, well.

Getting around and everyday life
The 215 is the main freeway, and the Strip is about 20 minutes away by car. A newer public bus route now reaches Mountain's Edge, with limited stops and a limited coverage area.
Shopping is a strength. There's a new Costco, Sam's Club, Best Buy and IKEA, with a Life Time gym opening soon (as of September 2026). Local casinos have movie theaters inside, and there's a wide choice of restaurants.
The honest trade-off: Henderson and Summerlin have more hiking trails. From the southwest, they're about 15 minutes away.
