More than anyone else, the people we help in the southwest are homeowners downsizing in Southwest Las Vegas. You bought a two-story home with room for everything, and now it's more house than you need. You'd like one level, less to clean, and a smaller yard.

Then comes the sentence we hear almost every time: "I don't want to give up my low interest rate."

Your rate isn't the whole story

Your equity is. The first question we ask every downsizer is whether the equity in your current southwest home could pay off the smaller one. If you've owned your home for a while, the answer may be closer to yes than you think.

If it covers the whole purchase, the new interest rate stops mattering. If it covers most of it, a large down payment can keep the new monthly payment small. Then we choose the next home based on a monthly payment you're comfortable with. Rates were around 6.75% in September 2026 and they move, so we'll look at real numbers when you're ready.

In my view, prices are softer while rates are high, which can help on the buying side of a downsize.

Selling first, then buying

The timing worries people, too. You don't have to buy first. One of our clients sold a larger two-story home first, stayed in a weekly rental for about a month, and then closed on a smaller one-story home. Selling first meant they bought with their money in hand.

The homes
Mostly built in the 1990s. One- and two-story homes, typically 3 bedrooms with a two-car garage. Most sit on about a quarter-acre lot; a smaller share are on half-acre or one-acre lots. Many communities are gated without a guard. The guard-gated exceptions are the golf-course communities at Rhodes Ranch and Spanish Trail.
Why people choose it
Buyers choose the Southwest for affordability. As of September 2026, single-family homes start from about $350,000.
Getting around
The 215 is the main freeway. The Strip is about 20 minutes away by car. A newer public bus route now reaches Mountain's Edge, with limited stops and a limited coverage area.
Nearby
Big-box shopping close by: a new Costco, Sam's Club, Best Buy and IKEA, with a Life Time gym opening soon. Local casinos with movie theaters inside, so there is no need to drive to the Strip. A wide choice of restaurants.
The trade-off
Henderson and Summerlin have more hiking trails. From the Southwest they are about 15 minutes away.
