When a homeowner thinking about downsizing in Las Vegas calls us, the first thing they usually say is: "I don't want to give up my low interest rate." We understand. You locked in a good rate on a bigger house, and a smaller home today might come with a mortgage rate around 6.75% (about where mortgage rates sat in September 2026, and they move).
Many people stay put in a house that's more than they need, because the rate feels like the whole decision. It isn't. The rate is one number. Your equity, the part of your home you already own, is usually the bigger one.

How we help you downsize
The first question my team and I ask every downsizer is this: could the equity in your current home pay off the smaller one? For a lot of homeowners who have been in their house a while, the answer is closer to yes than they expect. If it's yes, the rate question mostly goes away. If it's partly yes, a big down payment can make the new monthly payment small.
From there, we pick your next home based on a monthly payment you're comfortable with, not on the rate you're leaving behind. In my view, prices are softer while rates are high, which can work in your favor on the purchase side. We'll look at real numbers for the communities you're considering before you decide anything.

Frequently Asked Questions
Should I downsize if I have a low interest rate?
It depends on your equity. If your equity could pay off most or all of the smaller home, the rate you'd be giving up matters much less. We start there, then choose a monthly payment you're comfortable with.
Do I have to buy my smaller home before I sell?
No. One of our clients sold first, stayed in a weekly rental for about a month, then closed on a smaller one-story home. We plan the order around you.
