What an age-qualified community is

The 55+ communities in Las Vegas are age-restricted neighborhoods, meaning homes are occupied under age rules set by the community. They tend to share a few features: single-story homes, golf, and community amenities. Each one has its own rules, dues and personality, so it's worth comparing them side by side before you choose.

The communities

  • Sun City Summerlin was developed by Del Webb starting in 1989 and has more than 7,000 homes. It has golf courses and single-story homes, and it isn't gated. As of September 2026, homes started from about $337,000.
  • Sun City Anthem in Henderson is an age-restricted community with a golf course and single-story homes.
  • Sun City MacDonald Ranch in Henderson, built by Del Webb, is another age-qualified option.

Moving from a bigger home

Many people looking at these communities are selling a larger home to buy a single-story one. How to compare 55+ communities

Two 55+ communities can look alike from the street and feel very different once you live there. When we compare them with you, we look at:

  • The age rules. Each community sets its own rules about who can live there, including other household members and guests. Get them in writing.
  • HOA dues and what they cover. Amenities cost money to run, and dues pay for them.
  • Golf and amenities. Whether they're included, extra, or separate memberships.
  • Gates. Sun City Summerlin isn't gated. Some other communities are. Decide what matters to you.
  • Location. Summerlin puts you near the Red Rock mountains on the west side. Henderson puts you on the southeast side, with Anthem up in the foothills of Black Mountain.
  • The homes themselves. Age, layout, lot size and condition, like any other purchase. Use the due diligence period, usually 10 days in Nevada, to inspect.
