If you live in Southwest Las Vegas and you're looking at 55+ communities, here's the honest picture: the large age-qualified communities we work with aren't in the southwest. They're on the west side and in Henderson:

  • Sun City Summerlin: by Del Webb, from 1989, with more than 7,000 single-story homes and golf courses. It isn't gated. Homes started from about $337,000 as of September 2026.
  • Sun City Anthem: in Henderson, with a golf course and single-story homes.
  • Sun City MacDonald Ranch: another age-qualified community in Henderson.

Staying in the southwest instead

Not everyone wants an age-qualified community. If what you're after is one level and less upkeep, you may not need to leave the southwest at all. Many southwest communities have one-story floor plans, and parts of Mountain's Edge offer single-story homes on larger lots. You keep the shopping and the routes you already know.

Mostly built in the 1990s. One- and two-story homes, typically 3 bedrooms with a two-car garage. Most sit on about a quarter-acre lot; a smaller share are on half-acre or one-acre lots. Many communities are gated without a guard. The guard-gated exceptions are the golf-course communities at Rhodes Ranch and Spanish Trail.
Why people choose it
Buyers choose the Southwest for affordability. As of September 2026, single-family homes start from about $350,000.
Getting around
The 215 is the main freeway. The Strip is about 20 minutes away by car. A newer public bus route now reaches Mountain's Edge, with limited stops and a limited coverage area.
Nearby
Big-box shopping close by: a new Costco, Sam's Club, Best Buy and IKEA, with a Life Time gym opening soon. Local casinos with movie theaters inside, so there is no need to drive to the Strip. A wide choice of restaurants.
The trade-off
Henderson and Summerlin have more hiking trails. From the Southwest they are about 15 minutes away.
