Downsizing in Summerlin

Your low rate isn't the whole story. Your equity is. We plan the move to a smaller home around it.

Two ways to downsize without leaving

Downsizing in Summerlin is easier than in most places, because you have two options without leaving the Summerlin setting. You can move to a smaller home in one of Summerlin's communities, where homes started from about $448,000 as of September 2026. Or you can move into Sun City Summerlin, the age-restricted 55+ community by Del Webb, with single-story homes and golf courses, where homes started from about $337,000.

Equity first

The worry we hear most is, "I don't want to give up my low interest rate." We start with your equity instead. If you've been in your Summerlin home a while (homes here were built from 1996), the equity may cover most or all of a smaller home. If it covers all of it, the rate question disappears. If it covers most, a big down payment keeps the new payment small. Rates were around 6.75% in September 2026 and they move.

Selling first

You don't have to buy first. One of our clients sold a larger two-story home, stayed in a weekly rental for about a month, and then closed on a smaller one-story home. Your Summerlin home gets our full process: a CMA against current Summerlin listings, help getting it ready, photos, video, a community video, targeted ads, weekly updates and every offer side by side. Comparing the options

We'll lay out the prices, HOA dues and rules for each option side by side. HOA dues in Summerlin started from about $37 a month in The Willows, and they vary by community. Our downsizing page and 55+ communities page have more. Let's run your numbers.

Frequently Asked Questions

Can I downsize and stay in Summerlin?

Yes. You can move to a smaller home in one of Summerlin's communities, or into Sun City Summerlin, the 55+ community, where homes started from about $337,000 as of September 2026.

What if I don't want to give up my low rate?

We check your equity first. If it can pay off most or all of the smaller home, the new rate matters much less.
