What's really out there

If you're searching for new construction in Southwest Las Vegas, it helps to know the shape of the area first. Most southwest homes were built in the 1990s. Mountain's Edge came later, built from the early 2000s by builders including Toll Brothers, Pulte and Richmond American. So much of what you'll see here is resale, and the newest homes tend to be in the master-planned communities.

New versus resale in the southwest

  • Price. Southwest resale homes started from about $350,000 as of September 2026. Compare any new build with resale homes of similar size nearby.
  • Lot size. Many 1990s homes sit on about a quarter-acre. Newer homes don't always have larger lots, though parts of Mountain's Edge offer single-story homes on bigger ones.
  • Upkeep. A new home has new systems. A 1990s home may need a roof or air conditioning sooner.
  • HOA. Newer master-planned communities usually have HOA dues. In Mountain's Edge they averaged about $100 a month as of September 2026.

Your own agent at the sales office

The builder's sales team works for the builder. Having your own agent means someone on your side comparing the new home with the resale market and keeping you updated by phone and text. Builder contracts are the builder's documents, so ask them in writing about anything unclear, and talk with an attorney if you need legal advice. The homes
Mostly built in the 1990s. One- and two-story homes, typically 3 bedrooms with a two-car garage. Most sit on about a quarter-acre lot; a smaller share are on half-acre or one-acre lots. Many communities are gated without a guard. The guard-gated exceptions are the golf-course communities at Rhodes Ranch and Spanish Trail.
Why people choose it
Buyers choose the Southwest for affordability. As of September 2026, single-family homes start from about $350,000.
Getting around
The 215 is the main freeway. The Strip is about 20 minutes away by car. A newer public bus route now reaches Mountain's Edge, with limited stops and a limited coverage area.
Nearby
Big-box shopping close by: a new Costco, Sam's Club, Best Buy and IKEA, with a Life Time gym opening soon. Local casinos with movie theaters inside, so there is no need to drive to the Strip. A wide choice of restaurants.
The trade-off
Henderson and Summerlin have more hiking trails. From the Southwest they are about 15 minutes away.
