Walking into a model home for new construction in Las Vegas is easy and fun. The rooms are staged, the finishes are upgraded, and the people in the sales office are friendly and helpful. It's worth remembering who they work for: the builder.

How we help with new construction
I'm Carrie Lu, REALTOR®, MBA, with Signature Real Estate Group. My team and I have helped buyers across the valley since 2007. On a new build, we help you:
- Compare new with resale. A new home isn't automatically the better value. We'll show you what similar resale homes nearby cost, so you can weigh the two.
- Understand the monthly cost. Newer master-planned communities usually come with HOA dues. Know them before you commit.
- Keep the process clear. We explain the steps and paperwork as you go, and keep you updated by phone and text.
Builder contracts are the builder's own documents. If anything in yours is unclear, ask the builder in writing, and talk with an attorney if you need legal advice.
Where building has been happening
Much of the newer construction in the valley has been in master-planned communities and on the edges of town. Centennial Hills in the far northwest is suburban and newer, with development still under way. The northwest also includes large developments such as Skye Canyon, Providence and Sunstone. In West Henderson, Inspirada is a master-planned community with seven parks, pools and the Solista Community Center. Mountain's Edge was built from the early 2000s by builders including Toll Brothers, Pulte and Richmond American.
