Why an online estimate isn't enough
If you're wondering what your home is worth in Las Vegas, an online estimate is a fine place to start. It's a poor place to set a price. Those numbers come from a formula that has never seen your kitchen, doesn't know which homes down the street just hit the market, and can't tell a remodeled house from one that needs work.
The number that matters is the one a buyer will pay and an appraisal will support. Getting close to it takes a person looking at the right homes.
How we build your number
We run a comparative market analysis, or CMA, and ours looks in three directions:
- Recent sales near you: what buyers really paid.
- Homes under contract: where prices are heading before those sales close.
- Homes for sale right now: your competition. This matters most, because a buyer looking at your home is looking at these too.
Looking at all three helps us anticipate what an appraisal is likely to support, which matters if your buyer is using a loan. A CMA takes me at least 15 to 30 minutes, and I come back to it the next day, because the Las Vegas market changes daily.

What moves the number up or down
Your home's value isn't fixed. A few things can move it, and some of them are in your control.
Condition and cleanliness. Two similar homes can sell for different prices because one shows better. Decluttering, small repairs and a deep clean cost little compared with what they can do to a buyer's first impression.
What's for sale around you. If three similar homes list on your street next month, your competition changes, and so does the smart price. This is why we check the active listings and revisit the number the next day.
Timing. Rates and buyer activity shift through the year. A price that was right in the spring may not be right in the fall.
What an appraisal will support. Most buyers use a loan, and the lender's appraisal has to land near the price. Pricing well above what the data supports usually means renegotiating later, after you've already packed.
