Buying a home in Southwest Las Vegas

Get ready first, know what your budget buys, then write an offer you can close.

Why buyers start here

When buyers tell us they want space for the money, buying a home in Southwest Las Vegas is usually where the conversation goes. As of September 2026, single-family homes in the southwest started from about $350,000. Most sit on about a quarter-acre lot, many communities are gated, and the shopping you need is close by.

What the homes are like

Most southwest homes were built in the 1990s. You'll find one-story and two-story homes, typically with three bedrooms and a two-car garage. A smaller share sit on half-acre or one-acre lots. Many communities are gated without a guard, and two are guard-gated golf communities: Rhodes Ranch, where homes started from about $445,000 in September 2026, and Spanish Trail.

A 1990s home can be in great shape, but the roof, air conditioning and water heater deserve a close look. That's what your due diligence period, usually 10 days in Nevada, is for.

Everyday life

The 215 is the main freeway, and the Strip is about 20 minutes away by car. A newer public bus route reaches Mountain's Edge, with limited stops. For shopping, there's a new Costco, Sam's Club, Best Buy and IKEA, with a Life Time gym opening soon as of September 2026. Local casinos have movie theaters, and there are plenty of restaurants.

The trade-off: more hiking trails are in Henderson and Summerlin, about 15 minutes away.

How we help you buy here

Our office is on Spanish Ridge Avenue, in the middle of the southwest. We'll get you pre-approved and through the Nevada paperwork first (the Duties Owed disclosure and a buyer broker agreement), then narrow the southwest down to the communities that fit your budget and your life. Earnest money is typically $5,000 or 1% of the price, held by escrow, and escrow and title take you to closing.
