Selling an inherited home in Southwest Las Vegas

Selling an inherited Las Vegas home, from getting it ready to closing with escrow and title.

An inherited southwest home

A probate or trust sale in Southwest Las Vegas often involves a home that someone lived in for a long time. Many southwest homes were built in the 1990s, and a long-time owner may not have updated the roof, the air conditioning or the water heater. There may be years of belongings inside. And the family, an attorney, or a court may have a say in the timing.

How we help

  • A walk-through and a plan for what to clear, what to repair and what to leave.
  • A pre-listing inspection, if you choose, so a 1990s home's age doesn't surprise a buyer later.
  • A price from local data: southwest sales, homes under contract and today's competition.
  • Weekly updates by phone and text, and every offer in one spreadsheet you can share with whoever needs to approve the sale.
  • Escrow and title through closing, clearing liens and handling any loan payoff.

We're not attorneys. Whether the sale needs court approval, and who can sign, are questions for the estate's attorney.

Keeping an empty home in shape

An empty southwest home still needs looking after, especially in summer. Keep the air conditioning running at a safe setting, keep the yard tidy, and have someone check in regularly. A home that looks cared for sells better than one that looks abandoned.

Our office is on Spanish Ridge Avenue in the southwest, so we're close by. See how we sell for the full process.
