Selling an inherited home in Las Vegas
Selling an inherited Las Vegas home, from getting it ready to closing with escrow and title.
A sale that usually comes at a hard time
If you're handling a probate or trust home sale in Las Vegas, you're probably doing it while grieving, while working, and maybe from another state. The house may be full of a lifetime of belongings. It may need repairs nobody got to. And there may be family members, an attorney, or a court with a say in the timing.
Our job is to take the real estate part off your plate and keep it clear and steady.
How we help
I'm Carrie Lu, REALTOR®, MBA, and my team and I at Signature Real Estate Group have sold homes in Las Vegas since 2007. For an inherited home, that means:
- Getting the house ready. Deciding what to clear out, what to repair, and how to get it clean. A pre-listing inspection can show you what a buyer will find, so there are fewer surprises later.
- A price from current data. A CMA using recent sales, homes under contract and today's competition.
- Clear updates. Weekly by phone and text, so you're not chasing us for news.
- Every offer side by side, in one spreadsheet you can share with anyone who needs to approve the sale.
We're not attorneys. Whether the sale needs court approval, and who has the authority to sign, are questions for the estate's attorney. We work to their timeline.
What to expect
- We talk through the situation and who needs to approve the sale.
- We walk the house and make a plan for clearing, repairs and cleaning.
- We build the CMA.
- Photos, video and targeted ads, as with every home we sell.
- Weekly updates, then every offer side by side.
- Escrow and title clear any liens and handle loan payoffs through closing.
More detail is on our how we sell page, or start with what the home is worth.
Clearing out a home full of memories
For many families, the paperwork is not the hardest part of selling an inherited home. The belongings are. There may be decades of furniture, photos and keepsakes, and a family that may not agree on what to keep.
A few suggestions that help:
- Take the things that matter first. Photos, papers and family pieces should come out before anything else happens in the house.
- Don't wait for everything to be perfect. The house needs to be clean and uncluttered for photos, not empty. Some furniture can help rooms look lived in.
- Look for records. Utility bills, HOA statements and any past inspection or repair paperwork are useful during the sale.
- Keep the house maintained. An empty home still needs the air conditioning checked, the yard kept up, and someone looking in on it, especially in a Las Vegas summer.
We'll walk the house with you and help you decide what's worth fixing and what isn't, so you don't spend money that won't come back in the sale price.

Frequently Asked Questions
Does selling an inherited home in Nevada need court approval?
Sometimes. It depends on how the estate or trust is set up, so the estate's attorney is the right person to answer that. We plan the sale around their timeline.
Can you help if I live out of state?
Yes. We keep you updated weekly by phone and text and send every offer in one spreadsheet you can review from anywhere.
