VA home buying in Southwest Las Vegas
Buying with a VA loan in Las Vegas, with the Nevada steps explained along the way.
Using your VA benefit in the southwest
For a VA loan buyer, Southwest Las Vegas offers a lot of house for the price. As of September 2026, single-family homes started from about $350,000, and many are three-bedroom homes with two-car garages on quarter-acre lots. Your VA lender will confirm your eligibility and loan terms. We handle the search and the purchase alongside them.
What to check on a southwest home
Most southwest homes were built in the 1990s. That's not a problem, but it means paying attention to:
- the roof, air conditioning and water heater
- HOA dues and rules, since many communities are gated
- anything the appraisal or inspection might raise
Your due diligence period, usually 10 days in Nevada, is your window to inspect. A clean inspection and realistic dates for the appraisal and loan approval make your offer stronger.
The steps, in order
- Pre-approval with your VA lender.
- Nevada's Duties Owed disclosure and a buyer broker agreement with us, explained first.
- Touring southwest homes in your budget.
- An offer with earnest money, typically $5,000 or 1% of the price, held by escrow.
- The due diligence period, then the appraisal and loan approval on the dates in your contract.
- Escrow and title to closing.
