A benefit you earned, used well

If you are buying a home in Las Vegas with a VA loan, you are using one of the most valuable benefits of military service. That benefit deserves to be used well. It works best with a lender who knows VA loans, a clear budget, and an offer that shows a seller your loan will close.

Your VA lender is the right person to confirm your eligibility, your entitlement and the terms of your loan. Our job is the home search and the purchase, in step with them.

  • Starting with pre-approval from a lender experienced with VA loans, so your budget and monthly payment are clear.
  • Explaining the Nevada steps: the Duties Owed disclosure and buyer broker agreement before touring, earnest money held by escrow, the due diligence period, and escrow and title at closing.
  • Writing a strong offer with realistic dates for the appraisal and loan approval, so the seller sees a purchase that will close.

What to expect

  1. Pre-approval with your VA lender.
  2. Paperwork with us, explained first.
  3. A short list of communities that fit your budget and your commute.
  4. Tours, then an offer.
  5. The due diligence period, usually 10 days, for inspections.
  6. The appraisal and loan approval, on the dates in your contract.

Timing a move around orders

If your move is tied to orders or a report date, timing matters more than usual. Tell us your dates up front, and we'll plan the search, the offer and the closing date around them. We keep you updated by phone and text, so you can keep things moving even while you're still stationed somewhere else.

Choosing where to live

Where you buy shapes your commute, your monthly cost and your weekends. A few things VA buyers often weigh:

  • HOA dues. Many Las Vegas communities have them, and they add to your monthly cost. In Mountain's Edge, dues averaged about $100 a month as of September 2026. Section 10 has none.
  • Age of the home. Much of Southwest Las Vegas was built in the 1990s. Newer master-planned communities in the northwest and West Henderson have more recent construction.
  • Getting around. The 215 and the I-15 shape drive times across the valley. From the southwest, the Strip is about 20 minutes by car.
  • Space. Most southwest homes sit on about a quarter-acre lot, with some on half an acre or more.

As a rough guide from September 2026, single-family homes in Southwest Las Vegas started from about $350,000. We'll pull current prices for the communities you like before you write an offer.
