Southwest Las Vegas · Divorce Sale
Selling a Southwest Las Vegas home during a divorce
A clear, even-handed sale when two people have to agree on every step.
The house in the middle
A divorce home sale in Southwest Las Vegas asks two people who may not be speaking much to agree on a price, a timeline and an offer. In the southwest, where so many homes look alike on paper, it's easy for each side to find a listing that "proves" their number. Arguments start there.
The fix is to put the same facts in front of both of you.
How we keep it even
- One CMA, shared with both owners, built from southwest sales, homes under contract and today's competition. The reasoning is on paper, so it isn't one person's number against the other's.
- Weekly updates by phone and text, with the same information for both of you.
- Every offer in one spreadsheet, from price and earnest money to closing dates and who pays which fees.
We're not attorneys or mediators, and we don't take sides. How the proceeds are split is for your attorneys.
Getting a southwest house ready when one of you has moved out
It happens often: one owner moves out, and the house starts to feel half-empty. Buyers notice. A southwest home competing with similar homes nearby needs to show well, so we'll help you declutter, handle small repairs, and clean, clean, clean. If the home is from the 1990s, a pre-listing inspection can head off surprises during the buyer's due diligence period.
Then photos, video and targeted ads, as with every home we sell. See how we sell.

Southwest Las Vegas
What divorce sale looks like in Southwest Las Vegas
Mostly 1990s homes on quarter-acre lots, gated communities, and big-box shopping close by.
- The homes
- Mostly built in the 1990s. One- and two-story homes, typically 3 bedrooms with a two-car garage. Most sit on about a quarter-acre lot; a smaller share are on half-acre or one-acre lots. Many communities are gated without a guard. The guard-gated exceptions are the golf-course communities at Rhodes Ranch and Spanish Trail.
- Why people choose it
- Buyers choose the Southwest for affordability. As of September 2026, single-family homes start from about $350,000.
- Getting around
- The 215 is the main freeway. The Strip is about 20 minutes away by car. A newer public bus route now reaches Mountain's Edge, with limited stops and a limited coverage area.
- Nearby
- Big-box shopping close by: a new Costco, Sam's Club, Best Buy and IKEA, with a Life Time gym opening soon. Local casinos with movie theaters inside, so there is no need to drive to the Strip. A wide choice of restaurants.
- The trade-off
- Henderson and Summerlin have more hiking trails. From the Southwest they are about 15 minutes away.
