Keeping the sale simple for both of you

A few things make a divorce sale go more smoothly, and most of them are about reducing the number of decisions you have to make together.

Agree on the ground rules early. Who approves the list price, how quickly you'll respond to offers, and who handles showings if one of you still lives in the house. Settling these once saves a lot of back and forth later.

Keep the house ready to show. If one of you has moved out, the home can start to look empty or neglected. Clean, clean, clean still applies, and a tidy, well-kept house sells better than one that feels abandoned.

Let the data do the arguing. When the price and the offers are laid out on paper, the discussion is about facts rather than feelings. That's what our CMA and offer spreadsheet are for.

Put everything in writing. Updates by text create a record you can both look back on.

None of this makes a hard time easy. It does keep the house from becoming one more thing to fight about.
