Trading up in Southwest Las Vegas
Moving into a bigger home, with the sale and the purchase planned in the right order.
Outgrowing a southwest starter home
Many of the move-up buyers we meet in Southwest Las Vegas are already living here, in a three-bedroom home on a quarter-acre lot, and need more: more bedrooms, a bigger yard, a guard gate, or a golf course out the back. The good news is that the southwest has somewhere to go up to without leaving the area you know.
Where to move up to
- Bigger lots. A smaller share of southwest homes sit on half-acre or one-acre lots.
- Guard-gated golf. Rhodes Ranch has more than 2,700 homes and a 37,000-square-foot clubhouse. Spanish Trail surrounds Spanish Trail Country Club.
- Newer master-planned streets. Mountain's Edge was built from the early 2000s, and some sections offer single-story homes on larger lots.
- Higher-end golf near the I-15. Southern Highlands, with homes into the millions.
Planning both moves
We start with a CMA on your current home, from southwest sales, homes under contract and today's competition, so you know your equity. Pair that with a lender's pre-approval and you have your next price range and monthly payment.
Then we pick the order. Selling first means buying with money in hand. One of our clients stayed in a weekly rental for about a month between closings. Lining up the closings closely takes careful dates. Buying first depends on whether you can carry two homes. We'll talk through all three.
Selling your current home well
