The stress comes from the overlap. Which happens first? Where do you live in between? How much can you spend before you know what your house will sell for?

The answer is to plan both moves together from the start.

How we help you trade up

  • Your equity first. We run a CMA on your current home using recent sales, homes under contract and today's competition, so you know what you're working with.
  • Your next budget second. With your equity and a lender's pre-approval, you'll know your price range and your monthly payment.

Selling your current home well

The better your current home sells, the more you have for the next one. So your sale gets our full process: help getting the house clean and ready, a pre-listing inspection if you choose, professional photos and video, and targeted Facebook and Instagram ads. Buying the bigger home

On the buying side, we look at communities with the space you need: larger lots, more bedrooms, or a particular layout. Section 10 has custom homes on half-acre to one-acre-plus lots with no HOA. Living in between, if you need to

The question move-up buyers ask most is where they'll live if the sale closes before the new home is ready. There are a few ways to handle it, and the right one depends on your numbers and your tolerance for moving twice.

  • Sell first, then rent short-term. You buy with your sale money in hand and no guessing. One of our clients stayed in a weekly rental for about a month between closings.
  • Line the closings up close together. This takes careful dates on both contracts, and it's where our weekly updates and offer spreadsheet help most.
  • Buy first. Possible if your finances allow carrying two homes for a while. Your lender can tell you whether that works for you.

We'll talk through all three with you before either home goes under contract, so the plan fits your situation rather than the other way around.
