Section 10: large lots and no HOA

About one square mile of custom homes on half-acre to one-acre-plus lots, with no HOA.

What Section 10 is

Section 10 is a roughly one-square-mile area of large-lot custom homes on the west side of the Las Vegas Valley. It's generally described as bordered by Sahara Avenue, Desert Inn Road, Rainbow Boulevard and Buffalo Drive. Lots run from half an acre to an acre or more.

The main draw is simple: no HOA and a bigger lot. For buyers tired of community rules, or who want room for a workshop, a pool and a big yard, that combination is hard to find elsewhere in the city.

Where the name comes from

The name comes from the Public Land Survey System, the grid the government used to map land. Under that system, a township is divided into 36 sections, and each section is generally one square mile, or about 640 acres. This one was section 10, and the name stuck.

Buying or selling in Section 10

Custom homes on large lots are harder to price than tract homes, because no two are alike. When we price a Section 10 home, we look closely at recent sales, homes under contract and today's competition, and we revisit the number the next day. Photos and video matter even more here, because the lot is a big part of the value. See how we sell.

For buyers, older custom homes deserve a careful inspection. Use your due diligence period, usually 10 days in Nevada. Our luxury homes page compares Section 10 with other higher-end options.
