Luxury means different things here

Shopping for luxury homes in Las Vegas isn't one search. A guard-gated golf community, a lakefront home, and a custom house on an acre with no HOA are all higher-end, and they're nothing alike. The right choice depends on what you value: privacy, views, golf, land, or being close to the airport and the I-15.

Here's how the options break down in the parts of the valley we know best.

The main kinds of higher-end homes

  • Guard-gated golf communities. Spanish Trail has more than 1,200 homes on roughly 640 acres around Spanish Trail Country Club and its three nine-hole courses. Rhodes Ranch is guard-gated too, with more than 2,700 homes and a 37,000-square-foot clubhouse.
  • Golf and the I-15. Southern Highlands is a master-planned community around its golf course, with homes into the millions, close to the I-15 for trips to California.
  • Lakefront. At The Lakes, homes right on Lake Sahara sell in the millions, with mature landscaping that feels different from newer communities.
  • Land and no HOA. Section 10 is about one square mile of custom homes on half-acre to one-acre-plus lots.
  • Mountains and views. In Henderson, MacDonald Highlands and Ascaya sit in the mountains, and Anthem sits in the foothills of Black Mountain, where the elevation brings the views.

Questions worth asking before you buy

Higher-end homes come with their own set of questions. A few we make sure get answered before you commit:

  • What do the HOA dues cover, and what are the rules? Guard-gated and golf communities often carry higher dues and more detailed rules. Know both.
  • Is a golf or club membership separate from the home? In some communities it is. Ask before you assume.
  • What's the view worth, and will it last? Views are a big part of the price in the foothills and on the lake. Look at what could be built nearby.
  • How old are the systems? A beautiful older custom home can still need a new roof or air conditioning. The due diligence period, usually 10 days in Nevada, is when you find out.
  • What are similar homes selling for right now? Higher-end sales happen less often, so current comparisons matter even more.
