Selling your home in Las Vegas, with a plan

Priced against today's competition, filmed at its best, and put in front of buyers with targeted ads.

What selling with us looks like

If you want to sell your home in Las Vegas, the most important work happens before anyone sees a listing. That's where the price gets set, the house gets ready, and the plan for finding buyers gets built. Rush those, and you spend the next few weeks reacting to a market that has already decided what it thinks of your home.

This page is for homeowners who are thinking about selling in the next few months and want to know what the process really involves. No pressure and no pitch. Here's what we do, in order, and what it means for you.

How the Las Vegas Realty Team sells a home

I'm Carrie Lu, a REALTOR® with Signature Real Estate Group. My team and I have sold homes across the valley since 2007, more than 500 so far. Over that time we've settled on four things that make the difference:

  • A price set against the competition. Our CMA looks at recent sales, homes under contract, and the homes for sale right now. The ones for sale are the ones buyers will compare you to this weekend.
  • A house that shows well. Declutter, repair, and above all clean. We also recommend a pre-listing inspection you pay for up front, so there are fewer surprises later.
  • Media that earns the click. Professional photos and video of the home, plus community videos about living in the neighborhood.
  • Buyers found, not waited for. Targeted Facebook and Instagram ads aimed at Las Vegas buyers who have been browsing Realtor.com, Zillow and Trulia.

Each of these has its own section on our how we sell page, if you want the detail.

What you get, step by step

  1. A conversation about your goals. When you want to move, where you're going next, and what the money needs to do.
  2. Your CMA. It takes me at least 15 to 30 minutes, and I revisit it the next day because the market changes daily.
  3. A prep list. What to declutter, what to fix, and a recommendation on a pre-listing inspection.
  4. Photos, video and a community video. Scheduled once the house is ready.
  5. Launch, with ads running. Your home goes on the market and in front of buyers at the same time.
  6. Weekly updates by phone and text. You'll always know what's happening.
  7. Every offer side by side. Price, earnest money, loan type, dates, who pays what, and more, in one spreadsheet, so you can compare the whole offer and not only the number.
  8. Negotiation through closing. Escrow and title clear liens and pay off your loan. We keep every date on track.

Frequently Asked Questions

Should I get an inspection before I sell my Las Vegas home?

We recommend it. A pre-listing inspection you pay for up front shows you what a buyer's inspector will find while you still have time to fix it or price it in.

How will I know what's happening once my home is listed?

We update you every week by phone and text, and when offers come in we lay them all out side by side in a spreadsheet.
