Moving from California, New York or New Jersey? The six questions everyone asks before buying in Las Vegas, answered plainly.

This Las Vegas relocation guide is for you if you're thinking about moving here and want straight answers before you start looking. Most of the people we help move from California, for a lower cost of living. Plenty come from New York and New Jersey to leave the cold behind. And some are buying a home here for retirement.

It's from the Las Vegas Realty Team, with Signature Real Estate Group. My team and I have helped buyers and sellers across the valley since 2007. These are the six questions movers ask us most, in the order they usually ask them.

1. Is it really cheaper than where I live now?

For many movers, yes, but compare real numbers rather than headlines. Here's what homes started at in a few Las Vegas communities as of September 2026:

Put those next to what a similar home costs where you live now. Then add the monthly extras, because they change the picture: HOA dues ranged from about $37 a month in The Willows in Summerlin to about $225 a month in Rhodes Ranch as of September 2026, and property taxes, below, are usually modest.

2. How much are property taxes?

Usually under 1% of the home's value each year. For example, a home we listed at $464,900 had annual property taxes of about $2,734. For buyers coming from New Jersey, New York or parts of California, that difference can be significant.

The exact amount varies by home, so we check it for each property you're serious about.

3. Is there really no state income tax?

Nevada has no state personal income tax. How that affects you depends on your income, where it comes from, and the state you're leaving, so talk with a tax professional before you count on a specific savings. We're not tax advisors.

4. How hot does it get?

Hot. Summer days regularly pass 100°F, and the sun is strong. Winters are mild, which is exactly why so many people from New York and New Jersey make the move.

It changes how you look at a house: the age and condition of the air conditioning matter more here than almost anywhere, so check it during your inspection. Covered patios and shade count for a lot, and low-maintenance desert landscaping is common for good reason.

5. Which part of the valley should I live in?

It depends on what you're moving for. A few patterns we see:

  • Driving back to California often? Southern Highlands sits close to the I-15, which makes those trips easy.
  • Want the Las Vegas lifestyle at a distance? Summerlin is right up against the Red Rock mountains, with hiking trails nearby and its own locals casino.
  • Want space for the money? Southwest Las Vegas has many homes on about a quarter-acre lot, about 20 minutes from the Strip.
  • Buying a retirement home? Age-qualified communities like Sun City Summerlin and Sun City Anthem offer single-story homes and golf.
  • Want a separate city of its own? Henderson has its own mayor, council and police, and very different ways to live.

6. Can I buy before I move?

Yes. We help buyers from a distance with video tours of homes, community videos that show you the neighborhood, and documents you can sign electronically. When you're ready to visit, we line up homes so you can see the ones that matter in one trip.

A few Nevada basics that may differ from home: there's no attorney at closing, because escrow and title handle it. Before touring, you'll sign the Duties Owed disclosure and a buyer broker agreement. Earnest money is typically $5,000 or 1% of the price, held by escrow, and the due diligence period for inspections is usually 10 days. See how we help you buy.
