Why Order a Home Inspection on a New Build in Las Vegas?
New doesn't mean flawless
You would think a newly built home in Las Vegas is bulletproof, right? I've seen brand new construction with electrical issues, poor workmanship, missing fixtures, and code violations the builder missed.
At the Las Vegas Realty Team, we tell every buyer the same thing: home inspections on new construction aren't optional. It is a must. The inspection company I recommend is American Dream Home Inspections.
Why it matters on a new build
Here's what happens. The builder is rushing timelines. The inspector catches what the builder glossed over. You find out about problems before you close, not after.
That's peace of mind. Don't assume new equals flawless. Get a licensed inspector and protect your investment from day one. If you're shopping builders now, see our guide to buying new construction in Las Vegas.
What a home inspection covers
One home inspection covers everything, top to bottom. Here is a general outline, whether you are buying a new construction home or a resale home.
- Electrical system: outlets, switches and light fixtures; circuit breakers and the electrical panel; wiring safety issues (outdated or faulty wiring).
- Plumbing system: pipes, drains and water pressure; water heater condition and age; leaks under sinks, toilets and around fixtures.
- Heating and cooling: air conditioning and furnace performance; thermostat operation; ductwork condition.
- Roof and exterior: roof condition (shingles, tiles, leaks); gutters and drainage; exterior walls, stucco, paint and trim; driveway, walkways and grading.
- Windows, doors and interior: window seals and function; door alignment and locks; walls, ceilings and floors.
- Foundation and structure: cracks in the foundation or walls; signs of settling or shifting; structural integrity of the home.
- Kitchen and appliances: built-in appliances (oven, dishwasher, microwave); cabinets and countertops; sink and garbage disposal.
- Attic and insulation: insulation levels; ventilation; signs of leaks, mold or pests.
- Garage: garage door opener and safety sensors; structure and walls.
