This Las Vegas home seller's guide is for you if you're thinking about selling in the next few months and want to know what really happens, in order, before you talk to anyone. Maybe you're moving somewhere smaller. Maybe you're relocating, or trading up. Either way, the decisions you make before your home goes on the market matter more than anything that happens after.
It comes from the Las Vegas Realty Team, with Signature Real Estate Group. We've sold more than 500 homes here since 2007, and this is the plan we follow.
Selling a Las Vegas home, step by step
1. Know your number, and what's behind it. A good price comes from three kinds of homes: recent sales near you, homes under contract, and the homes for sale right now. The last group matters most, because those are the homes buyers will tour alongside yours. Online estimates can't see your home's condition or your competition, so treat them as a starting point only.
2. Decide your timing and your next move. Are you buying another home? You don't have to buy first. Some sellers sell, stay in a short-term rental, then buy with their money in hand. If you're downsizing, find out whether your equity could pay off the next home. It can change the whole decision.
3. Get the house ready. Declutter, fix the small things, and clean, clean, clean. It's the cheapest thing you'll do, and buyers notice it in the first ten seconds. Consider a pre-listing inspection you pay for up front. It shows you what a buyer's inspector will find while you still have time to fix it or price it in.
4. Photos, video and the neighborhood. Professional photos earn the click, and video earns the showing. Buyers from outside your area also need to see the neighborhood: the parks, the shopping, the drive.
5. Go find buyers. The MLS makes your home available, but it doesn't make anyone look. Targeted ads on Facebook and Instagram can reach Las Vegas buyers who are already browsing home search sites.
6. Compare whole offers, not only prices. Earnest money, loan type or cash, close date, appraisal and loan deadlines, who pays which fees, and the buyer's agent compensation are all terms of each offer. Put them side by side.
7. Close through escrow and title. Nevada doesn't require an attorney for a residential sale. Escrow and title clear liens and pay off your loan, and your agent keeps the dates on track.
Mistakes to avoid
- Pricing from last year's sales only. If three similar homes list on your street next week, your competition changed. Check the active listings, and check again.
- Listing before the house is ready. Your first days on the market get the most attention a listing ever gets. Don't spend them showing clutter.
- Skipping the inspection until a buyer does it. Surprises in the buyer's due diligence period, usually 10 days in Nevada, turn into renegotiations after you've packed.
- Choosing the highest price on paper. A slightly lower offer with cash, a shorter close and fewer requests can leave you with more and less risk.
- Staying put because of your rate. If you're downsizing, look at your equity before you decide the move doesn't make sense.
