Rent vs. Buy in Las Vegas: A Real Payment Breakdown

Title card for the article: Rent vs. Buy in Las Vegas: A Real Payment Breakdown

Rent isn't a holding pattern

"Renting is safer right now." That's the lie keeping people stuck in Las Vegas. Rent isn't a holding pattern; it's a wealth leak. Every check you send your landlord is building their equity, not yours.

Even with higher rates, homeownership builds long-term value. You're paying a mortgage either way; it's just a matter of whose. Want a side-by-side breakdown of what you're paying in rent versus what you could own? Contact the Las Vegas Realty Team and I'll send you the numbers. (New here? A real example from March 2026

A recent buyer client of mine was approved for a $300,000 purchase price, for a 3-bedroom townhome. The estimated monthly payment was $2,466. It isn't a single-family home, but owning her own 3-bedroom townhome is very exciting for my client.

  • Mortgage: $2,095 a month
  • Property taxes: $200 a month
  • HOA fees: $171 a month

My client has $10,000 for the down payment, and she will need closing cost assistance from the seller. As of March 2026, the market wasn't yet so competitive that sellers had stopped offering closing costs, though I thought we were getting close.

Your numbers will be different. Your lender can run the exact payment for any home you're considering.
